Two ways to work out what a rental is worth

Appraisers and buyers use more than one method, and a rental is the one house where the methods disagree most.

Comparable sales: what an owner-occupant would pay

Recent sales of similar houses nearby, adjusted for size, condition and features. This is how most Sacramento houses are priced, and it's the value a vacant rental can reach, because owner-occupants can buy it.

Income approach: what an investor would pay for the rent

An investor works back from the rent and expenses to the price that gives them the return they need. With a tenant in place, most of your buyers are investors, so this number matters as much as the comparable sales.

  1. Start with the lease

The lease end date, notice terms, deposit and any rent-cap exemption notice decide your options: sell with the tenant, wait for the lease to end, or agree a move-out.

“Leases, single-family homes, duplexes, condos, etc. Justin is an excellent agent. He listens to his clients needs.”Investor client for about 13 years, Google review
  2. Price it two ways

What an investor pays for the house with its rent, and what an owner-occupant pays once it is empty, from recent Sacramento sales of both.

“After evaluating the property, Justin stepped me through my options and pricing expectations.”Sold a rental condo, Google review
  3. Work with the tenant, not around them

Written notice of the sale, showings on proper notice, and a plan the tenant hears from you before the sign goes up.

“He dealt with the difficult situation of selling a house that was occupied by tenants. … He respected our tenants and professionally dealt with all involved.”AnneMarie J. on Zillow, 2020
  4. Close with the paperwork in order

The lease, the rent ledger and the security deposit transfer to the buyer at closing, with the notice to the tenant California law requires.

“He kept us frequently updated, moved to a quick close, and promptly responded to questions.”AnneMarie J. on Zillow, sold a tenant-occupied home, 2020

Rental worth by rent: GRM and cap rate on a Sacramento example

This example uses Sacramento's typical figures from Zillow (September 2026), not your house. The assumptions are labelled so you can swap in your own.

MeasureHow it's worked outTypical Sacramento figures
Annual rent$2,045 x 12$24,540
Gross rent multiplierValue / annual rent19.2
Gross yieldAnnual rent / value5.21%
Yield after the buyer's property tax(Rent - 1% of $470,552) / valueAbout 4.2%
Cap rate using the 50% rule (assumption)(Rent x 50%) / valueAbout 2.6%

Gross rent multiplier for a Sacramento rental

The GRM is price divided by a year's rent. Sacramento's typical value is about 19.2 times its typical annual rent. It's quick, but it ignores expenses, so use it only to compare similar houses with similar costs.

Cap rate for a Sacramento rental property

The cap rate is net operating income (rent minus operating costs, before any mortgage) divided by price. The buyer's property tax resets to their purchase price under Prop 13, at 1% plus local bonds, which alone takes $4,706 off the rent at $470,552. If the buyer assumes the 50% rule for all operating costs, net income is $12,270 and the cap rate about 2.6%.

Why the investor's value of your rental comes in lower

Freddie Mac's average 30-year rate was 7.4% in the week of October 15, 2026. An investor putting 25% down on $470,552 would pay about $2,444 a month in principal and interest, more than the whole $2,045 rent, before tax or repairs. So an investor paying full value either brings a lot more cash or accepts a loss, and most will offer less instead. Zillow's rent index includes apartments, and some cities' yields run higher (Rancho Cordova 5.47%) or lower (Carmichael 3.83%), so your gap will differ. The Sacramento rent report has the rent figures by city.

Why online estimates miss what a rental is worth

Automated estimates are built from recorded sales and public records. For a rental they can't see the things that move the price most:

  • the rent and how it compares with market
  • the lease end date, and whether the tenancy can lawfully end
  • whether the house is exempt from AB 1482's rent cap and just-cause rules
  • wear from years of tenants and any deferred repairs
  • whether buyers can tour it at all

An estimate can be a fair starting point for the vacant value. It says nothing about the occupied one, and that's often the number you'd sell at.

Meet Justin Vierra

Justin Vierra is a Sacramento native, an East Sacramento resident and Principal of the Vierra Group at GUIDE Real Estate. Before he began selling homes in 2010 he spent six years in Midtown property management: older buildings, multifamily property, maintenance and tenants. That is the side of a rental most sales agents have never stood on, and it shapes how he values and sells one today.

What Justin needs to value your Sacramento rental

A few details turn a guess into two real numbers. Have these ready:

Your rental's lease, rent and deposit

  • Current rent and the date of the last increase
  • Lease type (fixed term or month to month) and end date
  • The security deposit held
  • Whether the tenant received the AB 1482 exemption notice, if the house is exempt

Condition and recent work on the rental property

  • Age of the roof, HVAC and water heater
  • Work done in the last five years, with permits if any
  • Known problems you'd have to disclose
  • Whether the tenant will allow a walkthrough

With that, Justin compares recent Sacramento sales of similar houses and the rent, and shows you the occupied and vacant values side by side. If the gap is large, he'll also show what it would take to sell vacant. You can compare those numbers against keeping the house with the rent vs sell calculator.

How the lease changes what your rental is worth

Two rentals on the same street can sell thousands of dollars apart because of the lease. A rent close to market and a lease ending soon keep the house close to its vacant value: an investor can raise the rent, or an owner-occupant can wait and move in. A rent well under market on a long lease pulls the value toward the investor figure, because the buyer inherits the gap and California's rent cap limits how fast it closes.

That's why the timing of a sale can matter as much as the market. If the gap is large, selling with the tenant in place may cost more than waiting for the lease, or agreeing a move-out. If you already have a cash offer, put it next to both values with the cash offer vs listing comparison. Or start with how selling a Sacramento rental works with Justin.

“I owned a rental and decided I was done being a landlord when I reached out to Justin. … After evaluating the property, Justin stepped me through my options and pricing expectations. … When the condo went on the market, I got asking price within the first 2 weeks (while other properties similar to mine were having to reduce their prices after sitting on the market a bit).”

What is my rental property worth in Sacramento?: questions

How do I find out what my rental property is worth?

Get two values. The vacant value comes from recent sales of similar houses nearby, the way any home is priced. The occupied value is what an investor would pay for the rent, worked out from the rent, expenses and the return they need. Justin prices a Sacramento rental both ways from your rent, lease end date and condition.

Is a rental worth less with a tenant in it?

Often, yes. With a tenant in place, most buyers are investors pricing on the rent, and on Sacramento's typical figures the rent supports less than an owner-occupant would pay. The gap is small when the rent is near market and the lease ends soon, and larger when the rent is well below market on a long lease.

What is the gross rent multiplier in Sacramento?

On Zillow's typical figures for September 2026, a $470,552 value and $2,045 monthly rent, Sacramento's gross rent multiplier is about 19.2: the price is 19.2 times a year's rent. Use it to compare similar houses only, since it ignores expenses, and Zillow's rent index includes apartments, so a single-family house can differ.

How accurate are online home value estimates for rentals?

They can be a fair guide to the vacant value, because they're built from recorded sales. They can't see the rent, the lease end date, the tenant's cooperation, deferred repairs or whether the house is exempt from AB 1482, so they miss the occupied value, which is often the price a rental sells at.

What information do I need for a rental valuation?

The current rent and last increase date, the lease type and end date, the deposit held, whether an AB 1482 exemption notice was given, the age of major systems, recent work and permits, known problems, and whether the tenant will allow a walkthrough. With those, the occupied and vacant values can both be priced.

Should I get my rental valued before the lease ends?

Yes, ideally several months before. The value with a tenant in place and the value vacant can differ, and knowing the gap early lets you decide whether to sell occupied, wait for the lease to end, or agree a move-out. Ending a tenancy takes notice under California law, so the timing has to be planned.
