Sell your rental in West Sacramento
West Sacramento is in Yolo County, so the transfer tax, the recorder and the tax collector are different from the Sacramento side of the river. Justin spent six years in Midtown property management before he began selling homes in 2010; he lines up the Yolo County details, the lease and the flood questions before he prices your house.

Selling a rental in West Sacramento while values are flat
Zillow's typical West Sacramento home value is $520,898 (September 2026), down 1.7% in a year and up only 1.7% in five years. That one-year drop is the largest among the cities in this site's data. Rent went the other way: the typical asking rent is $2,263 a month, up 3.4% in a year, for a gross yield of 5.21%.
For an owner who wants out, that split matters. Rising rent supports an investor's price for a house sold with the tenant in place, and soft values mean a year of waiting doesn't reliably add equity. If you were holding for the market to come back, compare that hope with what another year as a landlord costs you.
Start with the lease
The lease end date, notice terms, deposit and any rent-cap exemption notice decide your options: sell with the tenant, wait for the lease to end, or agree a move-out.

Work with the tenant, not around them
Written notice of the sale, showings on proper notice, and a plan the tenant hears from you before the sign goes up.

Close with the paperwork in order
The lease, the rent ledger and the security deposit transfer to the buyer at closing, with the notice to the tenant California law requires.

Yolo County rules for a West Sacramento rental sale
The city sits on the west bank of the Sacramento River, in Yolo County. Owners who also have property on the Sacramento side often expect the same offices and fees, and several lines change.
Yolo County documentary transfer tax: $1.10 per $1,000
The county tax is $1.10 per $1,000 of value, the same rate as Sacramento County. On the typical $520,898 sale, counted in $500 units, it's $573.10. The 2026 California customary practices guide from Chicago Title lists the seller as the customary payer in Yolo County. Custom isn't law, and the purchase contract can say otherwise.
No separate West Sacramento transfer tax in the title guide
The same guide lists Woodland as the only Yolo County city with its own city transfer tax line. It shows none for West Sacramento, so a sale there pays the county tax alone. Ask escrow to confirm the figure on your estimated closing statement.
Recording the deed with Yolo County in Woodland
Yolo County combines its Assessor, Clerk-Recorder and Elections offices in one department, based at 625 Court Street in Woodland. Your grant deed is recorded there, and after the sale the assessor reappraises the house for the buyer.
Yolo County property tax installments on a rental
The first installment is due November 1 and goes delinquent after 5 p.m. on December 10; the second is due February 1 and goes delinquent after April 10. Escrow splits the year at closing, so you pay only your days. The guide to selling costs on a Sacramento-area rental shows how the proration and the other lines fall on a net sheet.
West Sacramento flood zones and your rental disclosure
The Sacramento River, the Deep Water Ship Channel and the Yolo Bypass levees border West Sacramento, and buyers ask about flooding. The answers come from the city's own flood pages and the FEMA map for your address.
Flood Zone X and flood insurance in West Sacramento
The city says its current Flood Insurance Rate Map shows the vast majority of West Sacramento in Flood Zone X, where flood insurance isn't legally required. The city participates in FEMA's National Flood Insurance Program, so owners can buy federally backed flood insurance, and it recommends that every owner carry it. Check your parcel on the FEMA map rather than relying on the citywide picture.
Levee work in West Sacramento toward 200-year protection by 2040
The West Sacramento Area Flood Control Agency and the city are rebuilding levees to reach 200-year flood protection by 2040, the standard state law now requires. The city warns that if FEMA remaps before that work is done, part or all of the city could move from Zone X into a Special Flood Hazard Area, where lenders require flood insurance. Current projects include the Yolo Bypass East Levee south of the US-50/I-80 freeway, in design.
Natural Hazard Disclosure for a West Sacramento rental
California's Natural Hazard Disclosure Statement (Civil Code 1103.2) asks whether the house is in a FEMA Special Flood Hazard Area, meaning any Zone A or V, and whether it's in a dam-failure inundation area. A Zone X parcel answers no to the first question. Your disclosure company prepares the report; read it before you set a price, since a buyer will.
West Sacramento rental rules for a landlord who's selling
Rental registration in West Sacramento: none found
A search of the City of West Sacramento's housing, business license and flood pages found no rental registration or periodic inspection program like the ones the City of Sacramento and Rancho Cordova run. If you've received a city notice about your rental, follow it and ask the city.
Business license for West Sacramento rental owners
The city's business license page lists commercial, home occupation and non-local licenses, and requires short-term rental and hotel operators to file a transient occupancy tax application with their license. It doesn't say whether a long-term rental of one house needs a license, so ask the business license desk at City Hall, 1110 West Capitol Avenue.
California AB 1482 for a West Sacramento rental
With no city rent ordinance found, state law sets the rules. The AB 1482 rent cap and just-cause rules apply unless your house is exempt and the tenant got the written exemption notice. If you need the house empty, the notice to vacate when you're selling sets the timeline.

Meet Justin Vierra
Justin Vierra is a Sacramento native, an East Sacramento resident and Principal of the Vierra Group at GUIDE Real Estate. Before he began selling homes in 2010 he spent six years in Midtown property management: older buildings, multifamily property, maintenance and tenants. That is the side of a rental most sales agents have never stood on, and it shapes how he values and sells one today.

West Sacramento rental homes by age
About 20,800 homes stand in West Sacramento, by the Census Bureau's 2020-2024 American Community Survey count, 64.5% of them single-family detached, with a median year built of 1987. About 39.8% of occupied homes are rented.
West Sacramento houses built since 2000
About 42.5% of the city's homes were built in 2000 or later, These houses usually inspect cleanly, and buyers focus on price, the tax bill and the flood answer. Newer subdivisions in California are often financed with a Mello-Roos district: if your tax bill shows a special tax, Civil Code 1102.6b requires a good-faith effort to get the agency's notice and give it to the buyer.
Older West Sacramento rental houses
About a quarter (25.8%) were built from 1960 to 1989 and 7.3% before 1950. On any house built before 1978, the federal lead-paint rule applies to the sale: disclose what you know, hand over the EPA pamphlet and give the buyer 10 days to test unless they waive it.
What holding a West Sacramento rental another year costs
A simple test, using the typical figures as labelled assumptions: if the typical value fell another 1.7% next year, a $520,898 house would lose about $8,855 of value. A year of typical rent is $27,156 before tax, insurance, repairs and vacancy. Whether holding pays depends on what's left of that rent after costs, and whether you still want the work. Put your own numbers in the rent vs sell calculator.
Selling a West Sacramento rental with the tenant
An investor buys the lease and the 3.4%-a-year rent trend. The tenant stays, the deposit transfers and your rent continues to closing. The tenant-occupied sale page covers showings and the deposit.
Selling a vacant West Sacramento house
An owner-occupant pays on comparable sales and the flood answer, and needs to see the house empty. Plan for the notice period and the months without rent.
How Justin prices a West Sacramento rental
Justin pulls the Yolo County tax bill, the flood zone for your parcel and the lease, then prices the house occupied and vacant from recent West Sacramento sales. Prices on the Sacramento side don't transfer across the river, so he uses local sales only. If you also own across the river, compare selling a Natomas rental, which faces its own flood rules, or read about selling a rental in the Sacramento area. For the tax on the gain, start with the capital gains tax on a California rental, then talk to a CPA.

Selling a rental in West Sacramento: questions owners ask
Is West Sacramento in Sacramento County?
No. West Sacramento is in Yolo County, across the Sacramento River from the City of Sacramento. When you sell, the deed is recorded with Yolo County in Woodland, the Yolo County documentary transfer tax applies, and Yolo County bills the property tax. Sacramento County's offices and the City of Sacramento's transfer tax and rental programs don't apply to a West Sacramento house.
What is the transfer tax when I sell a house in West Sacramento?
Yolo County charges $1.10 per $1,000 of value, which is $573.10 on a $520,898 sale. The 2026 Chicago Title customary practices guide lists the seller as the usual payer in Yolo County and shows no separate city transfer tax for West Sacramento; Woodland is the only Yolo city it lists. Confirm the final figure with your escrow officer.
Do I need flood insurance to sell a house in West Sacramento?
Not as a rule. The city says most of West Sacramento is mapped Flood Zone X, where flood insurance isn't required by law, though it recommends coverage. A buyer's lender may still ask about it. The city also warns that a FEMA remap before the levee work is finished could put parts of the city in a Special Flood Hazard Area.
Does West Sacramento have rent control?
The City of West Sacramento's website shows no city rent control or rental registration program. State law still applies: AB 1482 limits rent increases on covered rentals to 5% plus inflation, at most 10% a year, and requires just cause after 12 months of tenancy. A house can be exempt if the owner isn't a REIT, corporation or LLC with a corporate member and the tenant got the written notice.
Can I sell my West Sacramento rental with a tenant in it?
Yes. A sale doesn't end the lease, so the buyer takes over the tenant, the rent and the security deposit. Buyers of an occupied house are usually investors pricing on the rent, and West Sacramento rents rose 3.4% in the past year. Showing the house needs written notice to the tenant under Civil Code 1954, normally 24 hours, during business hours.
When are Yolo County property taxes due if I'm selling?
The first installment is due November 1 and becomes delinquent after 5 p.m. on December 10. The second is due February 1 and becomes delinquent after 5 p.m. on April 10, with a 10% penalty for late payment. At closing, escrow prorates the year, so you pay for the days you owned the house and the buyer pays the rest.
