Sell your rental property in Sacramento
For landlords who are ready to be done: sell the house with the tenant in place or vacant, priced from recent Sacramento sales, with a former property manager who has been on your side of the lease.

Meet Justin Vierra
Justin Vierra is a Sacramento native, an East Sacramento resident and Principal of the Vierra Group at GUIDE Real Estate. Before he began selling homes in 2010 he spent six years in Midtown property management: older buildings, multifamily property, maintenance and tenants. That is the side of a rental most sales agents have never stood on, and it shapes how he values and sells one today.

Rent vs sell calculator →When selling a Sacramento rental property makes sense
Sacramento's rental math has changed. Zillow's typical home value in the city was $470,552 in September 2026: 2.1% higher than five years earlier and about 9% below its July 2022 high of $516,899. Typical asking rent rose 14.6% over the same five years, to $2,045 a month.
A Sacramento rental today earns its keep through the rent. So the decision is yours, not the market's.
Gross rental yield in Sacramento and its suburbs
A year of typical rent divided by the typical value gives a rough gross yield: about 5.2% in Sacramento, 5.5% in Rancho Cordova and 4.2% in Folsom (Zillow, September 2026). Gross means before property tax, insurance, repairs, vacancy and the mortgage, so the return on your own house is lower. The Sacramento rent report has every suburb.
Signs it's time to sell your rental property
- The rent no longer covers the mortgage, tax, insurance and repairs.
- A roof, sewer line or HVAC replacement is coming.
- Managing it has stopped being worth your time.
- You need the equity for something else.
Two or three together usually settle it. Test yours in the rent vs sell calculator, or work through should I sell my rental property. Worn out by the calls and repairs? Read selling as a tired landlord.
Values and rents differ a lot across the region, so each area has its own page: Roseville rental sales, Elk Grove, Folsom rental sales, Rancho Cordova, West Sacramento, East Sacramento and Natomas.
Selling a rental property in Sacramento with a tenant, or vacant
A lease doesn't stop a sale. The lease stays in force when the house changes hands, and the buyer becomes the tenant's landlord on the same terms. What changes is who can buy.
Selling a Sacramento rental with the tenant in place
Buyers who plan to live in the house usually need it empty, because owner-occupant loans expect them to move in soon after closing. So a tenant in place mostly means investors, who price the house on its rent, its lease and its condition. Showings run on notice to the tenant, and the deposit moves to the buyer at closing. Selling with tenants in place covers each step.
Selling a Sacramento rental vacant
Vacant opens the house to every buyer, but each empty month costs you rent, and getting there has rules. The notice to vacate guide covers the 30- and 60-day notices and when each applies.
Cash for keys: paying a tenant to move out
When a lease runs long or a tenant is protected by AB 1482, a voluntary move-out agreement is the usual middle path. You agree a date and a payment in writing. Cash for keys in California explains how to set one up.
What a Sacramento rental property sells for right now
Price comes from recent sales near your house, adjusted for two things a normal house doesn't have: a tenant and a lease.
How investors price a rental property
An investor works backward from the rent. A lease at market rent with an on-time tenant supports the price; a rent held well below market, a long lease or deferred repairs pull it down. An owner-occupant buyer prices the same house as a home, which is why the vacant price is often the higher one. What your rental is worth shows how Justin works out both.
How fast Sacramento homes are selling
Across the Sacramento metro, homes took 45 days to reach an accepted offer in September 2026, and 30% of listings cut their price. Houses priced from recent sales sold close to list. The Sacramento housing market page tracks values and pace by city and neighborhood.
Costs of selling a rental property in Sacramento
What you keep is the price minus the costs. Expect the agent commission (negotiable, and set in your listing agreement), escrow and title fees, Sacramento County documentary transfer tax plus any city transfer tax, repairs or credits the buyer asks for, and any rent you give up while the house sits empty. Then there's the California withholding at closing, which is a prepayment of tax rather than a cost. The cost of selling a rental in Sacramento lists each one, and selling a rental property in California covers the state rules that apply.
Ways to sell a rental property: listing, cash offer or inherited
Listing your rental property on the open market
Listing puts the house in front of investors and, if it's vacant, owner-occupants too. More buyers usually means a higher price, at the cost of showings and a few weeks on the market. The step-by-step guide to selling a rental sets out the order.
Cash offers for a Sacramento rental
A cash buyer takes the house as it is, tenant and all, and can close fast. The trade is price. Cash offer vs listing compares the two with a worked example.
Selling an inherited rental property
An inherited rental can come with a tenant, probate and a new tax basis. Selling an inherited rental covers who can sign, when, and what the heirs owe.
Taxes when you sell a rental property in California
Three taxes usually land on a rental sale. This is a summary, not tax advice: an hour with a CPA before you list is worth it, because the tax can change the decision.
Federal capital gains and depreciation recapture on a rental
Federal capital gains tax applies to the profit. The part that comes from depreciation you claimed, or could have claimed, is taxed at up to 25% (IRS Topic 409). California taxes capital gains as ordinary income, with no lower rate for long-term gains. The capital gains tax guide works through the math.
California withholding at closing on a rental sale
On most sales of California property that isn't your home, escrow withholds 3 1/3% of the sales price for the Franchise Tax Board on Form 593, or an alternative amount based on the gain. It's credited against what you owe when you file. Sales of $100,000 or less are exempt. Plan for it in your cash at closing.
Deferring rental property tax with a 1031 exchange
A 1031 exchange defers the tax if you sell and buy another investment property through a qualified intermediary. The IRS gives you 45 days to identify the replacement and 180 days to receive it. It suits a landlord who wants a different rental, not one who wants out. The 1031 exchange guide covers California's rules.
Sacramento landlord rules that shape a rental property sale
AB 1482 and selling a rental
AB 1482, California's Tenant Protection Act, caps yearly rent increases (Civil Code 1947.12) and, for a covered house, requires a just cause to end a tenancy once the tenant has been there 12 months (Civil Code 1946.2). Selling isn't a just cause. A single-family home can be exempt when its owner isn't a REIT, a corporation or an LLC with a corporate member, but only if the tenant has been given the exemption notice the law spells out, in the lease for tenancies starting from July 1, 2020. Without the notice, the house is covered. The AB 1482 guide explains the exemption.
City of Sacramento rental programs
Inside city limits, the City of Sacramento runs its own Tenant Protection Program, with annual registration and its own limits on rent increases and evictions, plus a rental housing inspection program. A rental there can carry local requirements on top of state law. Sacramento rental rules sets them out; check them before you give a tenant any notice.
Keeping a rental property vs selling: the cost of holding on
Keeping a rental has costs that don't show up in the rent: your time, the repair reserve and, if you hand it off, a manager's fee.
Property management fees against selling
A manager charging 7.44% to 10% of Sacramento's typical $2,045 rent takes about $152 to $205 a month, before leasing and renewal fees. On a thin cash flow, that can be most of it. What property managers charge works the numbers on a Sacramento rent.
How Justin prices a rental property sale
Justin spent six years in Midtown property management before he began selling homes in 2010, so he has been on your side of the lease. He prices the house both ways, with the tenant in place and vacant, from recent Sacramento sales, so you can weigh the gap against the time and cost of getting it empty. Then you decide.

Selling a rental property in Sacramento: questions landlords ask
Can I sell my rental property in Sacramento with a tenant living in it?
Yes. The lease stays in force through the sale, so the buyer takes over as landlord on the same terms and the tenant stays. Most buyers of an occupied house are investors who price it on the rent. If you'd rather sell to someone who will live there, you'll usually need the house vacant, which means waiting for the lease to end or agreeing a move-out with the tenant.
Do I have to tell my tenant I am selling the house?
You need the tenant's cooperation for showings, and California Civil Code 1954 sets the notice rules for entering. Written notice of 24 hours is presumed reasonable. If you've told the tenant in writing within the last 120 days that the house is for sale, you can give notice of a showing orally. Telling them early, and explaining what happens to their lease, makes showings far easier.
Can I end the lease because I am selling?
Not just because you're selling. A fixed-term lease runs to its end date unless the tenant agrees to leave early. If the house is covered by AB 1482, once a tenant has lived there 12 months a sale isn't a just cause for ending the tenancy. A buyer who intends to move in may have a just cause after the sale, with one month's rent owed as relocation help. Many landlords agree a paid move-out instead, often called cash for keys.
What happens to my tenant's security deposit when I sell?
California Civil Code 1950.5 gives you two choices at the sale. Transfer the deposit to the buyer and notify the tenant in writing of the transfer, any amounts claimed against it, and the buyer's name, address and phone number. Or return the deposit to the tenant, less any lawful deductions, with an itemized statement. Escrow usually handles the transfer as a credit to the buyer.
How much tax will I pay when I sell my rental property?
It depends on your gain, the depreciation you took and your income. Federally, the profit is taxed as a capital gain and the depreciation portion at up to 25%. California taxes the whole gain as ordinary income. Escrow usually withholds 3 1/3% of the price for California at closing. A 1031 exchange can defer the tax if you buy another investment property. Ask a CPA for your own figures before you list.
Will selling with a tenant in place lower my price?
It can, because it narrows the buyers to investors, who value the house on its rent and costs rather than as a home. A rent well below market, a long lease or a tenant who won't cooperate with showings can all lower what an investor pays. A house with a lease ending soon, or one sold vacant, can reach owner-occupant buyers too. Justin prices both ways so you can see the gap before you decide.
What is the most common reason a rental property fails to sell?
Price. A list price set from what houses fetched near the 2022 peak, or that ignores the tenant and the lease, leaves the house sitting while buyers wait for a cut. Across the Sacramento metro, 30% of listings cut their price in September 2026, while homes that sold went for 99.6% of list on average in August. Pricing from recent nearby sales avoids most of that.
What is the hardest month to sell a rental property?
For a rental, the lease matters more than the calendar. A house whose lease ends soon can be sold vacant to every buyer in any month; one with a long lease points to selling to an investor with the tenant in place, or agreeing a move-out. Plan the listing around the lease end and the notice periods, then allow for a typical 45 days to an accepted offer in the Sacramento metro.
