Sell your rental in East Sacramento
An East Sacramento rental is usually worth most to a buyer who'll live in it, so the plan for the tenant shapes the price. Justin spent six years in Midtown property management before he began selling homes in 2010, and he works out what the house would fetch occupied and vacant before you decide anything.

Who pays most for an East Sacramento rental
Zillow's typical East Sacramento home value is $770,878 (September 2026), up 3.5% in a year and 4.9% in five. Across the whole City of Sacramento the typical value is $470,552 and fell 0.6% in the same year. Values here are still rising while the citywide figure slips.
That price level is set by people buying a house to live in. An investor pays on rent, and rent in a high-value area rarely keeps pace with the price, which is why East Sacramento rentals tend to be worth more empty than leased. The example further down shows the gap in dollars.
Zillow publishes no neighborhood rents, so the figures on this page don't include an East Sacramento rent. Use your own lease.
Start with the lease
The lease end date, notice terms, deposit and any rent-cap exemption notice decide your options: sell with the tenant, wait for the lease to end, or agree a move-out.

Work with the tenant, not around them

Older East Sacramento rental houses and what buyers check
In ZIP code 95819, which covers most of East Sacramento, the Census Bureau's 2020-2024 American Community Survey counts about 9,000 homes. 81.1% are single-family detached, the median year built is 1950, and 49.4% were built before 1950. About 29% of occupied homes are rented. The age of the houses shapes the sale more than anything else.
East Sacramento homes built before 1950
Original wiring, galvanized or clay pipes, old sewer lines and foundations are what inspectors look at in houses this age. A long-term rental often has deferred work a buyer will find. Fix what blocks a loan or scares an inspector, and leave the cosmetic choices to an owner-occupant who'll redo them anyway.
Lead paint disclosure for an older East Sacramento rental
Most houses here predate 1978, so the federal lead-paint rule applies to the sale. You disclose any lead-based paint you know about, give the buyer the EPA pamphlet, and allow a 10-day window for a paint inspection or risk assessment unless the buyer waives it. Keep a signed copy for three years. You likely gave your tenants the same disclosure when they moved in.
Inspection repair requests on an East Sacramento rental house
Expect the buyer's inspection to produce a request for repairs or a credit. With a tenant still living there, a credit at closing is usually simpler than managing contractors around them. The costs of selling a Sacramento rental include credits on the net sheet.
City of Sacramento rental rules for an East Sacramento house
Rental Housing Inspection Program registration in East Sacramento
The City's Rental Housing Inspection Program reaches rental houses as well as apartments. Each rental property must be registered, whether or not the City sent you a packet. The program fee is $25 per unit a year, with $180 for each new unit inspected and $295 for a reinspection (fees effective July 1, 2025). When you sell, file the City's exemption application saying the property has sold, so the bills stop with you.
Tenant Protection Program and East Sacramento houses
The City's Tenant Protection Program sets its own rent cap (8.6% from July 1, 2026) and a $20 per unit yearly registration fee, but it exempts a single house on its own lot and condos. It covers older duplexes and apartments built before February 1, 1995, so if your East Sacramento rental is a duplex, check it. The City of Sacramento rental rules explain both programs.
AB 1482 on an East Sacramento rental house
A house exempt from the City program usually falls under state law instead. The AB 1482 guide for Sacramento covers the rent cap, just cause and the single-family exemption notice.
Two transfer taxes on an East Sacramento rental sale
Because East Sacramento is inside city limits, the sale pays two transfer taxes. On the typical $770,878:
| Transfer tax | Rate | On $770,878 |
|---|---|---|
| Sacramento County documentary transfer tax | $0.55 per $500 or fraction | $848.10 |
| City of Sacramento real property transfer tax (City Code 3.16) | $2.75 per $1,000 of price | $2,119.91 |
Who pays the East Sacramento transfer taxes
Both are negotiable. A 2026 title-industry guide lists the seller as the customary payer of the county tax and a buyer-seller split for the city tax, which would put your half at $1,059.96. The City's revenue division adds that if escrow doesn't collect its tax, the City looks to the buyer.

Vacant or occupied: the East Sacramento rental math
These are labelled assumptions to show the gap, not a valuation.
Investor price on an East Sacramento rental
Zillow's gross yield for the City of Sacramento is 5.21%. For an investor to pay $770,878 at that yield, the house would need to rent for about $3,347 a month ($770,878 times 0.0521, divided by 12). The city's typical asking rent is $2,045, so unless your lease is unusually high, an investor will offer well below what an owner-occupant pays. That's an inference from citywide figures; your house's rent decides it.
Owner-occupant price for a vacant East Sacramento house
An owner-occupant buys on comparable sales, needs to see the house empty and often has a loan and appraisal. With a 3.5% one-year rise, recent sales may support a price above last year's comps.
Ending the tenancy before an East Sacramento sale
Getting to vacant takes either lawful notice or a move-out agreement. Read the notice to vacate rules for a sale and the guide to cash for keys in California before you set a date. If the gap between the two prices is wider than the cost of a move-out payment and a few empty months, vacant wins.
Showing an occupied East Sacramento rental
If you list with the tenant in place, Civil Code 1954 lets you enter to show the house during normal business hours with reasonable written notice, and 24 hours is presumed reasonable. Once you've told the tenant in writing that the house is for sale, later showing notices can be given orally for 120 days, with written evidence of each entry left inside. A cooperative tenant is worth a lot in a neighborhood where buyers expect to see the house at its best.
East Sacramento rental sale checklist
- Find your lease end date and whether AB 1482 or the City program covers the house.
- Compare your rent with $3,347, the rent that would match the typical value at a 5.21% yield.
- Price the cost of getting to vacant: notice period, empty months and any move-out payment.
- Get the big systems inspected before listing if the house predates 1950.
- Confirm the RHIP registration is current and plan to file the exemption form after closing.
Inherited and probate rentals in East Sacramento
Probate sale of an East Sacramento rental
Long-held East Sacramento houses often pass through an estate. If the rental is in probate or a trust, the timeline, court rules and tax basis change. The page on selling an inherited rental covers probate, Prop 19 reassessment and the step-up in basis, and the same East Sacramento pricing applies once the estate can sell.
Two points are specific to this area. An inherited East Sacramento house is often worth far more than its old tax base suggested, so the step-up in basis can remove much of the gain the parent would have paid tax on. And an heir who doesn't want to be a landlord faces the same choice as any owner: an investor's rent-based offer or an owner-occupant's price once the house is empty. A CPA and a probate attorney should confirm the tax and court steps.
How Justin sells an East Sacramento rental
Justin starts with the lease end date and the tenant's plans, because they decide whether you can reach the owner-occupant buyer. He then prices the house both ways from recent East Sacramento sales and shows you the difference after transfer taxes. If keeping the tenant makes more sense, selling a rental with the tenant in place covers showings and the deposit.
Owners with more than one rental can compare a lower-priced area such as selling a rental in Rancho Cordova, where investors pay more relative to value, or go back to selling your Sacramento rental. For tax on a large gain, see the California capital gains guide for rentals and talk to a CPA.

Selling a rental in East Sacramento: questions owners ask
Is East Sacramento inside the City of Sacramento?
Yes. East Sacramento is a neighborhood inside City of Sacramento limits, in Sacramento County. That means the City's real property transfer tax applies on top of the county tax, the City's Rental Housing Inspection Program applies to rental houses, and the City's Tenant Protection Program applies to older duplexes and apartments. Confirm your parcel with the City if you're near a boundary.
How much is the transfer tax on a house in East Sacramento?
Two taxes apply. Sacramento County charges $0.55 per $500 of value and the City of Sacramento charges $2.75 per $1,000 of the price. On a $770,878 sale that's $848.10 to the county and $2,119.91 to the City, $2,968.01 in all. By custom the seller pays the county tax and the parties split the City tax, but both are negotiable.
Should I sell my East Sacramento rental vacant or with the tenant?
Price it both ways. East Sacramento's typical value of $770,878 is set by owner-occupants, and an investor would need about $3,347 a month in rent to pay that at the City's 5.21% gross yield. If your rent is well below that, a vacant sale usually reaches a higher price. Subtract the cost of empty months and any move-out payment before deciding.
Does the City of Sacramento rent cap apply to my East Sacramento house?
Usually not. The City's Tenant Protection Program exempts a single house on its own lot and condos, so most rental houses fall under California's AB 1482 instead, unless they qualify for its exemption. An older duplex or apartment built before February 1, 1995 is covered by the City program, which caps increases at 8.6% from July 1, 2026.
Do I need to register my East Sacramento rental with the City?
Yes. The City's Rental Housing Inspection Program requires owners to register each rental property, houses included, and pay a $25 yearly fee per unit, plus $180 for each new unit inspected. Registration is your duty even if the City never mails a packet. After you sell, file the City's exemption application to tell it the property has a new owner.
What do I disclose when selling an older East Sacramento house?
Besides the usual California seller disclosures, a house built before 1978 carries the federal lead-paint rules: disclose any lead-based paint you know about, give the buyer the EPA pamphlet and offer a 10-day testing period unless the buyer waives it. About half the homes in ZIP 95819 were built before 1950, so most East Sacramento sales include this step.
