Sell my house in Sacramento: cash offer or listing?
Before you take a cash offer on your Sacramento rental, see what listing it would net. Justin puts any cash offer you have next to a listing estimate, with the tenant in place and vacant, so you can see the price of speed in dollars.

Cash offer or listing: three ways to sell a Sacramento house
When you search for ways to sell a house in Sacramento, three kinds of buyer answer. They differ in who pays for the risk.
Cash home buyers and "we buy houses" investors
Local and national investors buy for cash, often as is, then rent the house out or renovate and resell it. Their price has to leave room for repairs, holding costs, resale costs and their profit, because that margin is their business.
iBuyer cash offers
Companies that make online offers price from a model and an inspection, buy the house, then relist it. Some deduct a service fee and repair costs from the offer, so read the final net figure, not the headline price, and ask for every deduction in writing.
Listing the house with a Sacramento agent
Listing puts the house on the MLS in front of owner-occupants and investors at once. You pay commission and some preparation, and you wait for a buyer and their loan, but the buyers competing for it include people who'll live there, who don't need a resale margin.
Start with the lease
The lease end date, notice terms, deposit and any rent-cap exemption notice decide your options: sell with the tenant, wait for the lease to end, or agree a move-out.

Work with the tenant, not around them
Written notice of the sale, showings on proper notice, and a plan the tenant hears from you before the sign goes up.

Why a cash offer usually comes in below market value
A cash buyer of a rental works from the rent. On Sacramento's typical figures, the rent doesn't support today's price for anyone who needs a return.
How a cash buyer prices a Sacramento rental
Zillow's typical asking rent is $2,045 a month, or $24,540 a year, against a typical value of $470,552: a 5.21% gross yield before a single expense. Freddie Mac's average 30-year mortgage rate was 7.4% in the week of October 15, 2026. A buyer whose money costs 7.4%, or who could earn a return elsewhere, can't pay full price for a 5% gross return, so the offer comes down until the numbers work. (Zillow's rent index includes apartments, so treat it as a market signal for your house, not its exact rent.)
Property tax resets for the cash buyer under Prop 13
California reassesses a property to market value when it changes hands, and the tax rate is 1% plus local voter-approved bonds. Your tax bill may be based on an old purchase price; the buyer's will be based on theirs. At $470,552, that's at least $4,706 a year, which cuts the 5.21% gross yield to about 4.2% before insurance, repairs or vacancy.
A flipper's math is different but lands in the same place: the price has to leave room for renovation, months of holding and a second set of selling costs. Either way, the discount is the buyer's margin, and you can measure it against your own listing net.
Cash offer vs listing on a typical Sacramento home: an example
This example uses Sacramento's typical value and states every assumption so you can swap in your own. It isn't an estimate for your house.
| Line | Listing | Cash offer |
|---|---|---|
| Starting value (Zillow typical value, September 2026) | $470,552 | $470,552 |
| Sale price (listing at the metro sale-to-list ratio of 99.6%, August 2026) | $468,670 | The offer |
| Commission (assumed 5% for the arithmetic; commission is negotiable) | -$23,434 | $0 |
| Preparation: paint, cleaning, small repairs (assumed) | -$8,000 | $0 |
| Holding while it sells (assumed $1,200 a month for 2.5 months) | -$3,000 | $0 |
| Left before costs both routes share | $434,236 | The offer, less any fees |
Assumptions behind the cash offer example
- The 2.5 months reflects the metro's 45 days to pending (September 2026) plus about a month of escrow.
- $1,200 a month stands in for tax, insurance and utilities on a vacant house. If a tenant keeps paying while it sells, your holding cost may be close to zero.
- The 5% commission is a placeholder, not a quoted or typical rate. Each 1% changes the listing figure by about $4,687.
- Costs both routes share, such as title, escrow, transfer tax and any loan payoff, are left out because they don't change the comparison.
The break-even cash offer for your house
On these assumptions, a cash offer above about $434,000 leaves you more than listing; below it, listing leaves more. That's about 92% of typical value. If the cash buyer charges a service fee, deducts repairs after inspection or asks you to pay costs they'd normally share, take those off the offer before you compare. Then swap in your own price, commission, repair list and holding cost: the rent vs sell calculator helps with the holding side.
The same cash offer example with a tenant paying rent
Run it again for a rental where the tenant keeps paying $2,045 a month while the house is on the market. The holding line drops to roughly zero, because the rent covers the carrying costs. But an occupied listing sells mostly to investors, so the sale price is no longer the owner-occupant figure: it's whatever the rent supports. That's why the break-even for an occupied rental depends far more on the rent and the lease than on the commission, and why Justin prices it both ways.
Speed, certainty and condition: where a cash offer earns its discount
Speed: closing a cash sale in Sacramento
A cash sale skips the buyer's loan approval, so it can close as fast as title and escrow can finish. A listing has to find the buyer first: 45 days to pending across the metro in September 2026, then escrow on top.
Certainty: a cash buyer has no loan contingency
Financed buyers can lose their loan, or the appraisal can come in short and reopen the price. A cash buyer removes those two risks, though many still keep an inspection period, so certainty starts when that period ends.
Selling a Sacramento house as is
A cash buyer will take a house that won't qualify for a typical loan or needs work you don't want to fund. You can also list a house as is; the buyer pool is smaller. Either way, California's seller disclosure law (Civil Code 1102) applies to the sale of a single-family home, and a waiver of it is void. An "as is" sale means you won't make repairs; you still tell the buyer what you know.
Selling a rental with tenants: cash offer or listing
A tenant changes the comparison more than anything else. With a tenant in place, owner-occupant buyers mostly drop out, and a listing reaches investors who do the same rent math a cash buyer does. The gap between the two routes shrinks.
That's when a cash offer can make sense: the lease runs for months, the rent is below market, or the tenant won't cooperate with showings. Listing an occupied house still means 24 hours' written notice before showings under Civil Code 1954, in normal business hours. A cash buyer may walk through once.
If the lease ends soon, the comparison flips back. A vacant sale brings owner-occupants back in, and a listing usually beats a cash offer by more than a few months of rent. The page on selling a house with tenants in Sacramento covers the deposit, estoppels and who buys occupied houses.
Selling the house to your tenant first
Before any cash buyer or listing, ask the tenant. A tenant who can get a mortgage may pay close to market to avoid moving, and you skip showings and vacancy altogether.

Fees when you sell for a cash offer or list in Sacramento
What it costs to sell a $400,000 home
On a $400,000 sale, each 1% of commission is $4,000. Add title and escrow fees, the county documentary transfer tax (plus a city transfer tax where the city charges one), any repairs or credits you agree, and your loan payoff. The cost of selling a rental in Sacramento breaks each line down, including California's Form 593 withholding at closing.
Commission on a Sacramento listing is negotiable
Commission is set in the listing agreement you sign, and the buyer's agent compensation is negotiable too. Ask for both figures in writing before comparing a listing with a cash offer.
Fees inside a cash offer
A cash offer can carry its own costs: a service fee, repair deductions after inspection, or a request that you pay the buyer's share of closing costs. Ask for a net sheet showing what you'll receive at closing.
Questions to ask a cash buyer before you sign
- What will I receive at closing, after every fee and deduction?
- Can the price change after your inspection, and by how much?
- How long is the inspection period, and can you cancel during it?
- Who pays title, escrow and transfer tax?
- Will you take the house with the tenant and the lease as they are?
- Is the earnest money deposit refundable to you, and when does it go hard?
- Are you the buyer, or will you assign the contract to someone else?
The last question matters. Some "we buy houses" offers are contracts the signer plans to sell on to another investor, and a contract that changes hands can stall or fall through.
Are Sacramento home prices going down? What it means for a cash offer
Slowly, by Zillow's measure: the typical Sacramento value is down 0.6% in 12 months and sits about 9% below its July 2022 peak. Across the metro, 30% of listings cut their price in September 2026, though inventory is lower than a year earlier (7,097 against 7,412) and the metro sale-to-list ratio was 99.6% in August.
For a seller, the useful number is the size of the drift. A 0.6% yearly drop on $470,552 is about $2,800, less than one point of commission. A soft market is a reason to price carefully, not a reason to accept a deep discount for speed. The Sacramento housing market page tracks the monthly figures.
Selling by owner vs a cash offer or an agent
A sale by owner saves the listing side of the commission, and some owners do it well. You take on pricing, marketing, showings, negotiation and the paperwork, and with a tenant in place, the entry notices too.
Selling a house by owner in California: disclosures still apply
The disclosure duties under Civil Code 1102 apply to a sale by owner the same as to a listed sale, so you prepare the same disclosures an agent would. By-owner sales are simplest when you already have the buyer, such as your tenant, and need help only with the paperwork and escrow.
When a cash offer is the better choice for your Sacramento rental
Take the cash offer seriously when two or more of these are true:
- The house needs repairs a lender won't accept and you won't fund.
- The tenant has a long lease, pays well below market or won't allow reasonable showings.
- You need to close by a fixed date.
- The offer, after its fees, is within a few thousand dollars of your listing net.
- You've inherited the house from out of state and can't manage a sale from a distance.
If none are true, list it, or at least price a listing before you sign. Justin will put any cash offer you have next to what a listing would likely net, with the tenant in place and vacant. See how selling a Sacramento rental with Justin works, or start with what your rental is worth.

Selling your Sacramento house: cash offer or listing questions
Is it better to take a cash offer or list my Sacramento house?
Listing usually nets more, because it reaches owner-occupants who don't need a resale margin. A cash offer wins on speed and certainty, and can be the better choice for a house needing major repairs or a rental with a long lease or a difficult tenant. Compare the cash offer, after every fee, with a listing net that includes commission, preparation and holding costs.
How fast can I sell my house for cash in Sacramento?
A cash sale can close as soon as title and escrow are ready, because there's no loan to approve, though many cash buyers keep an inspection period first. A listed house in the Sacramento metro took a median of 45 days to go pending in September 2026, and escrow adds several weeks after that.
Can I sell my house as is in Sacramento?
Yes, to a cash buyer or through a listing marketed as is. An as-is sale means you won't make repairs; it doesn't remove California's disclosure duty. Civil Code 1102 requires seller disclosures on the sale of a single-family home, and any waiver of it is void, so you still tell the buyer what you know about the house.
Do cash buyers buy houses with tenants in them?
Many do, and an occupied rental is where a cash offer is most competitive, because a listed occupied house also sells mostly to investors. The buyer takes over the lease, rent and deposit. If the lease ends soon, compare the cash offer with selling vacant, which brings owner-occupant buyers back.
How much does it cost to sell a $400,000 home?
It depends mostly on the commission you agree, which is negotiable: each 1% on $400,000 is $4,000. On top come title and escrow fees, the county transfer tax (and a city transfer tax where one applies), any repairs or credits, and your loan payoff. A cash sale removes commission but may carry its own fees.
Are home prices going down in Sacramento?
Slightly. Zillow's typical Sacramento value was $470,552 in September 2026, down 0.6% in a year and about 9% below the July 2022 peak. Across the metro, 30% of listings cut their price in September, but the metro sale-to-list ratio was 99.6% in August, so well-priced houses still sell close to asking.
Is selling your home by owner a good idea?
It can be if you already have a buyer, such as your tenant, and you're comfortable handling pricing, disclosures and escrow. You save the listing side of the commission but take on the work and the risk of mispricing. California's disclosure law applies the same way to a sale by owner, so you prepare the same disclosures an agent would.
